About The Company

Urban Phenix is a small management company with two communities in Glendale, Colorado just a couple miles apart. As a small company, we have a tight culture and support each other throughout the year. This position reports to the President of Urban Phenix. You will have direct management responsibility for a leasing agent and up to three maintenance workers. The 197-unit property is called The Rambler, formerly The Atrii. The Atrii was a distressed property that we have made dramatic improvements to since the new ownership and management in March 2025 We rebranded as The Rambler in Q4 2025.

Position Overview

We are looking for strong leadership and organization skills to stabilize and reposition the property with new tenants at higher rental rates. Extensive RealPage experience and fluent Spanish speaking are the top two job requirements. Lease up and managing renewals are the top priorities in 2026.

Dramatic courtyard, landscaping, and clubhouse renovations are wrapping up now and the property has been transformed. All renovated units have in-unit washer/dryers. We have completed roughly half of the unit-renovations and are are in the process of turning over the rent roll with higher rents to match the new look.

The Property Manager is responsible for overseeing and managing the operations and maintenance of the community. In addition to the base compensation, you will also receive a quarterly bonus based on renewals and lease up goals. The property is 80% leased and units will continue to be remodeled over the next 5 months. As we remodel and reposition the property, we will look for strong leasing productivity, reputation management, and social-media marketing experience. .

Bilingual/Spanish-speaking skills are a requirement. We use Realpage, so deep knowledge of this system is critical.

Key Responsibilities

  • Employee Management - task management, follow through, QC
  • Lease Up - work with leasing agent QC and applicant approvals, pricing, availability, marketing, online reviews, leasing specials
  • Resident Management - renewals, delinquency, satisfaction
  • Eviction Oversight - filing demands, following through on evictions with TSM
  • Maintenance - work order management, unit turn prioritization, deferred maintenance, QC
  • System Management - maintaining a clean RealPage system with pricing, availability, move out inspections/final account statements, leasing/resident documentation, helpdesk solutions
  • Reporting - review monthly financials, draft reports, ad-hoc investor requests
  • Administration - unit inspections, system maintenance, lease audits, purchase orders/maintenance material orders, time card approvals
  • Vendor Management - scheduling vendors for unit turns and maintenance needs, as needed
  • Other Duties as needed to run a the property

Qualifications & Experience

  • Bachelor’s degree in business management, marketing, or related field
  • Five plus years of Property Management experience in a multifamily environment
  • Three plus years of supervisory experience
