Summary

We are looking for a Vice President to join the Aquarian Real Estate Partners ("AREP") team with responsibility for overseeing AREP's CMBS and RMBS portfolio. This individual will manage a sizeable, existing book while playing a critical role in growing the business through thoughtful origination, underwriting, and execution of new transactions. While the role will be supported by the broader AREP team, the ideal candidate will be a self-starter, able to work independently, and highly motivated to build and manage a CMBS/RMBS book. Exposure to secondary market trading will be available, albeit limited, with the core focus on active portfolio surveillance and new deal origination/execution.

This position is onsite 5 days a week at our New York City offices.

Key Responsibilities

  • Lead end-to-end surveillance of an assigned CMBS/RMBS portfolio, including preparation and presentation of analyses to investment committees.
  • Originate, structure, negotiate, underwrite, and execute CMBS/RMBS loans across various asset classes, preparing and delivering investment recommendations to the head of AREP and ultimately committee.
  • Stay current on CRE markets, CMBS/RMBS trends, and macroeconomic and capital markets conditions.
  • Participate in internal credit discussions and support rating decisions alongside the internal ratings team.
  • Review loan documentation and due diligence materials, preparing transaction data tapes and summary term sheets.
  • Analyze underlying mortgages and real estate properties in support of CMBS/RMBS execution.
  • Collaborate with internal and external stakeholders including lenders, advisors, and service providers to support deal execution.

Qualifications

  • Bachelor's degree in Finance, Economics, Real Estate, or a related field.
  • 7+ years of experience in real estate finance, structured products, or capital markets, with a focus on CMBS/RMBS underwriting and/or surveillance.
  • Prior experience/exposure to secondary trading of CMBS/RMBS is a plus, but not a requirement
  • Strong analytical and quantitative skills, with the ability to evaluate complex structures and present findings clearly.
  • Demonstrated ability to originate and underwrite commercial real estate transactions across multiple property types.
  • Familiarity with loan documentation, due diligence processes, and securitization mechanics.
  • Excellent communication and presentation skills, with experience presenting to investment or credit committees.
  • Collaborative, detail-oriented, and comfortable working in a fast-paced, entrepreneurial environment.
