About The Role

The Leasing Specialist – Floater provides essential support to property management teams within an assigned portfolio. This dynamic floating role combines responsibilities in leasing, income certifications, compliance, marketing, and resident services to ensure smooth operations and regulatory compliance. The ideal candidate is flexible, proactive, and skilled at quickly adapting to the unique needs of different properties.

This position requires regular travel to multiple POAH Communities properties within your dedicated portfolio. Work is performed in both office and property site environments. The employee is regularly required to sit, stand, walk, use hands, and occasionally lift up to 10 pounds. Reasonable accommodations may be made for individuals with disabilities. 95% travel required via car and plane.

About Your Impact

Leasing & Occupancy Support

  • Respond to inquiries from applicants, residents, and external partners in a timely and professional manner.
  • Show and market available apartments; assist with application, screening, move-in, and move-out processes.
  • Maintain waitlists and ensure accurate, timely documentation of applicant and resident files.
  • Evaluate applicant eligibility, calculate rents and utility allowances in accordance with program requirements.
  • Provide on-site leasing coverage as needed across properties within assigned portfolio


Certifications & Compliance

  • Conduct initial income certifications in accordance with HUD, LIHTC, and other funding sources.
  • Ensure compliance with all applicable local, state, and federal regulations.
  • Accurately complete all required documentation and maintain file compliance.
  • Address lease-related issues including resident grievances or recertification challenges.


Administrative & System Support

  • Perform accurate data entry into Yardi and Rent Cafe and other property management systems.
  • Draft correspondence, complete scanning, copying, and documentation for file completeness.
  • Maintain organized digital and paper records in accordance with internal policies.
  • Train and support new or existing site staff on leasing and certification procedures when required.


Marketing & Community Engagement

  • Prepare and distribute leasing and marketing materials across properties.
  • Execute leasing plans that drive traffic, retention, and visibility.
  • Conduct market surveys and report on local leasing trends.
  • Engage community partners (e.g., senior centers, workforce programs, local orgs) to promote housing availability and resident success.


About You

  • Some post-secondary education preferred.
  • Minimum 2–3 years of experience in affordable housing leasing or occupancy roles.
  • COS and/or TCS certification strongly preferred
  • Strong working knowledge of HUD, LIHTC, and affordable housing compliance.
  • Excellent interpersonal, customer service, and written communication skills.
  • High attention to detail, organization, and time management.
  • Proficiency in Microsoft Office; experience with Yardi, Rent Cafe or similar property management software
  • Valid driver’s license, reliable transportation, and ability to travel within assigned portfolio
  • Ability to work flexible hours or periodic overtime based on property needs.
