Located in Saint Paul, Minnesota and founded in 1970, AEI is one of America’s most experienced sponsors of net lease commercial property income Funds and DSTs. AEI brings decades of professional expertise to the acquisition and management of net leased property investment opportunities.
Attractive Investment Management Results:
AEI brings decades of net lease property ownership expertise to the creation and management of AEI investment offerings. Investment goals and objectives are to provide consistent income from contractual rents, lower volatility and risk than market investments, and capital preservation through property appreciation.
Net leased commercial properties are especially suitable as replacement property for those completing tax-advantaged 1031 exchanges. AEI was the first asset management firm in America to obtain a favorable IRS private letter ruling with respect to 1031 exchanges.
Own Debt-free Commercial Real Estate:
At AEI, we believe that owning income-producing net leased real estate on a debt-free basis can reduce risk. AEI prefers owning properties that are net leased long-term to high net worth corporate tenants. Reliability of income, stability of value and reduced risk over the long-term can be essential for successful real estate ownership. We believe in sound investment management and prefer net leases where the costs of property-related expenses (such as taxes, maintenance, and insurance) are the responsibility of the tenants. In such fashion, commercial real estate net leased to creditworthy corporate tenants can provide the benefits preferred by AEI investors
Experience:
Decades of commercial net leased property investing brings a wealth of expertise to the management of AEI net lease Funds. AEI’s prior net lease Funds have acquired hundreds of properties across America. Our executive leadership team has more than 100 years of financial management experience at AEI alone.
