

A $32.5-million mixed-use proposal is before the City of Port Phillip for a nine-storey building on the north-east corner of Clarendon and Market streets in South Melbourne.
JML PROPERTY LTD has filed the application for 163-171 Clarendon Street, within the South Melbourne Major Activity Centre. The DKO Architecture-designed scheme would replace a two-storey commercial building with six levels of residential apartments across 16 homes, two levels of commercial office space and ground-floor retail, rising above two basement levels.
The design responds directly to the street's dual character, according to the planning report. A three-storey podium aligning with neighbouring Victorian-era shopfronts, while upper levels are set back to reduce visual bulk and improve solar access.
More than 50 per cent of the ground-floor facade would be clear-glazed, with a cut-out corner treatment at Market Street aimed at improving streetscape visibility and pedestrian amenity.
All 16 apartments include balconies, with the scheme meeting Better Apartment Design Standards across solar access, privacy and accessibility.
