According to Jim Buchta with the Minnesota Star Tribune, condo inventory is now sitting at more than 4 months of supply, while single-family homes are still tighter than a pair of jeans after the State Fair. 🎡

The kicker? HOA fees.

The median Twin Cities HOA fee was $278/month in 2025 — about 13% of a typical house payment. That’s making some entry-level buyers pump the brakes, even when the purchase price looks attractive.

For buyers: this may be one of the few places where you can negotiate.
For sellers: the HOA fee is now part of your pricing story whether we like it or not.
